The job list

Checks, repairs and duct jobs, priced in writing

Each job below is a flat price for the job, written with what it covers and what it leaves out. If your home needs something that isn't here, we tell you the price before we begin.

  • Diagnostic visit

    Flat fee

One price to find out what is wrong with a furnace or an air conditioner.

    • The trip to your home
    • Power, thermostat and safety controls tested
    • The cause, in plain words
    • A written price for the fix before any work
    • The repair itself

The diagnostic is credited toward the repair if you approve it at the visit. If you say no, you owe the visit and nothing more.

  • Air conditioner tune-up

A spring check of the outdoor unit and the coil indoors.

    • Outdoor coil rinsed
    • Condensate drain checked
    • Capacitor and electrical connections tested
    • Pressures read and written on your invoice
    • Refrigerant added or a leak repaired
  • Furnace tune-up and safety check

A fall check of a gas or electric furnace before the cold.

    • Burner, igniter and flame sensor checked
    • Heat exchanger and vent looked over
    • Carbon monoxide reading at the vent and in the home
    • Filter checked
    • Parts the check finds worn out

The price is for the job as described. If your unit needs a different part, we tell you the new price before we start.

Cooling repairs

When the outdoor unit won't run

Three common reasons an outdoor unit won't run.

  • Run capacitor swap

For an outdoor unit that hums but won't start, or a fan that spins slowly.

    • The capacitor and the labor
    • Compressor and fan tested after the swap
    • The old capacitor, if you want to see it
    • Other parts found failed at the visit
  • Contactor swap

For an outdoor unit that won't switch on, or that chatters at the disconnect.

    • The contactor and the labor
    • Voltage checked on both sides
    • A full cooling cycle run before we leave
    • Wiring damaged by rodents or weather
  • Outdoor fan motor

For a condenser fan that has stopped, or runs hot and quits.

    • The motor and the labor
    • Blade checked and set on the new shaft
    • Capacitor tested while the panel is off
    • A new blade or a bent fan guard

The price is for the job as described. If your unit needs a different part, we tell you the new price before we start.

Heating repairs

When the furnace won't light or keep running

For gas furnaces and the controls that go with them.

  • Hot-surface igniter

For a gas furnace that clicks, tries to light and shuts off.

    • The igniter and the labor
    • Ignition and flame run through a full cycle
    • Safety controls checked with the cover off
    • A gas valve or a control board
  • Flame sensor swap

For a furnace that lights, then goes out in a few seconds.

    • The sensor and the labor
    • Burner and flame checked after the swap
    • The old sensor, if you want to see it
    • A gas valve or a control board
  • Thermostat swap

A basic programmable thermostat, mounted and set up.

    • The thermostat and the labor
    • Wiring checked at the furnace and the outdoor unit
    • A walk through the schedule with you
    • Wi-Fi models, or new wire runs

The price is for the job as described. If your unit needs a different part, we tell you the new price before we start.

Ducts and drains

The jobs only a manufactured home has

Ducts run under the floor or through the ceiling, and they come loose. These are the repairs we do most.

  • Crossover duct repair

For a double-wide where one half of the house runs cold or hot, or the duct under the floor has come apart.

    • Work under the home, with the belly cut and patched
    • The duct reconnected, sealed and strapped
    • Airflow checked in the farthest rooms
    • A duct run that has collapsed, which we quote
  • Floor register boot

For a floor register that blows weak air because the boot has pulled loose from the duct.

    • A new boot and register
    • Sealed to the duct and to the floor
    • Airflow checked at that room
    • Rotted subfloor around the register
  • Condensate drain clear

For water at the furnace or a drain pan that has backed up.

    • Line cleared and flushed
    • Drain pan checked
    • Float switch tested, if the unit has one
    • A cracked pan or a replaced line

The price is for the job as described. If your unit needs a different part, we tell you the new price before we start.

How the list works

What a job’s price covers, and what we quote instead

  • What a job’s price covers

The part, the labor, the trip and a test run. The invoice lists each, so you can see where the money went.

  • What can change it

A different part than the list assumes, or a unit that sits where we can't reach it. We tell you the new price before we start, and you can say no.

  • What we quote instead

A new furnace, air conditioner or heat pump. We check the data plate and the ducts, then write the price down, with the model and what the permit covers.

Not on the list?

Send a photo and tell us what the unit is doing. We'll say whether it's one of our set jobs or needs a look first.
